We also ask that, in the interest of cooperation, ZTRAX researchers publish a dataset creation code in the living repository to assist future researchers. R code for building a simple hedonic dataset using ZTRAX. To assist in dataset creation, Zillow has provided example. Researchers are responsible for all data cleaning and validating assumptions. Data quality and availability vary by county. To provide a dataset with the widest research potential and applicability, all records are delivered essentially unaltered from their original sources.

The Zillow Transaction and Assessment Dataset (ZTRAX) is the country’s largest real estate database made available free of charge to U.S. If your institution has an unexpired contract, you may add new researchers to existing projects through March 31, 2023, by having the person who signed the contract or someone in their department email names, titles and email addresses of the researchers being added, along with a description of the project they are being added to and the date that that project became part of the existing contract. The database will be updated as usual until that time. 30, 2023, when all licenses and access to the ZTRAX database will end. Please have the person who signed the contract or someone in their department email indicating that they would like to extend the current contract until Sept. 30, 2023, per the terms of your contract.

If your institution has an unexpired contract, access for all projects associated with that contract (meaning they are identified in the contract’s exhibits or there is an email record of them being approved by Zillow) may be extended until Sept. We are no longer accepting applications for access to ZTRAX, nor are we allowing new projects to be added to existing contracts. We are proud to continue our focus on the creation of housing metrics, many of which are free to the public via our website and our API, and on Zillow’s own world-class housing market research. While we greatly value independent research and understand that ZTRAX is the only free source of such rich housing data, we can no longer adequately service a growing group of researchers.

With a heavy heart, the Zillow Research team has decided to end the ZTRAX program.
